KEY RESPONSIBILITIES/ ACCOUNTABILITIES
Budgeting & Financial Coordination
Back up preparation and monitoring of CAM budgets and operational expenses.
Review vendor invoices, monthly provisions, and collaborate with finance teams for timely processing.
Monitor utilization of common area maintenance funds and identify opportunities for cost optimization.
Tower Operations & Upkeep
Make sure upkeep and presentation of lobbies, corridors, common areas, podiums, and tower amenities.
Conduct daily tower inspections and track closure of observations.
Monitor housekeeping, horticulture, pest control, and security service delivery within assigned towers.
Make sure adherence to site quality standards and SOPs.
Client & Occupant Management
Act as SPOC for residents of assigned towers.
Make sure timely resolution of service requests, complaints, and escalations.
Sustain complaint tracker and monitor closure within agreed TAT.
Conduct periodic resident interactions and satisfaction checks.
Society / Tenant Management
Back up society formation, handover processes, and transition activities wherever applicable.
Collaborate with Resident Welfare Associations (RWAs), societies, and commercial occupiers on operational matters.
Facilitate approvals, NOCs, and documentation as per company policies.
Vendor & Contract Management
Supervise day-to-day activities of housekeeping, security, and other service partners.
Monitor manpower deployment and SLA adherence.
Verify service delivery and sustain operational records
Maintenance & Utilities Coordination
Collaborate with technical teams for maintenance activities impacting assigned towers.
Monitor tower-specific utility consumption including water, electricity, and DG backup services.
Track equipment downtime, service disruptions, and closure of maintenance observations.
Escalate recurring issues and back up resolution.
Reporting & Governance
Sustain occupancy, complaints, tower inspection, and service performance records.
Prepare periodic MIS on complaints, resident feedback, and operational observations.
Back up audits and compliance inspections.
Events & Community Engagement
Collaborate resident engagement activities, community events, and tenant programs.
Back up initiatives aimed at enhancing client experience and community participation.
Continuous Improvement
Identify opportunities to improve service levels, operational efficiency, and client satisfaction.
Drive initiatives related to sustainability, waste management, energy conservation, and service excellence.
